Need a plumber? Go to home depot , the earlier the better, and look at the guy walking around the plumbing section. Best case, you meet a plumber, worst case you meet someone who may have a connection or information on something else in life.

vidThe rehab is where I think a lot of BRRRR deals are either made or lost. It’s not just staying on budget — every dollar you put into the renovation has to make sense relative to the stabilized value, achievable rent, and what the property will actually support on the refinance.

Genuine question, how often are you allowed to refinance and how are you able to get positive cash flow so well post refinancing and pulling the equity out for 75 - 80% ARV with such high mortgage rates? I’ve been scanning the PNW mainly Washington as that’s where I’m located and it’s just so challenging after doing the math coming out with one that’s positive cash

Roof, foundation, and the electrical panel are the three I check first on any BRRR inspection. Those are what quietly turn a 30k rehab into a 60k one.

vidThe refi number lives or dies on the ARV, and most beginners underestimate how much the appraiser leans on your comp selection.
Brrrr is not dead, but creative financing like Sub 2 is a tool in the tool chest. The only problem with sub 2 is you don't get the money back. I did one where the sellers didn't get any money at closing. But I still had to come up with the money in arrears plus $35k in repairs. I have $55k sitting in that house. With a BRRRR you refinance and get that 55k out and maybe some extra. That's what makes it attractive.

the cost breakdown here is super helpful, especially seeing how the numbers work on a real property instead of just theory. when i did my first brrrr deal last year i ended up using beltway lending for the cash-out refi since they qualify based on the rental income instead of my w2, made it way easier than trying to show two years of tax returns to a traditional bank

Why would he publicly post the address when there are crazy people who would damage the home out of spite? Just bc he's created equity in the home, and made some money. I would never put my property or tenants at risk by showing the exact address.
